Now for this example, we’re going to use a listing description that ChatGPT wrote for us about a 2 bedroom, 2 bathroom 1970s ranch-style cottage in Santa Barbara, located close to the beach with a lush backyard. ChatGPT did a great job writing a 6-paragraph description with just this very basic information. A reminder that we are using the 3.5 version which is free to use. ChatGPT-4, which costs $20 per month, will offer even better, richer results.
Pro Tip: It is easiest if you follow all these steps in the same ChatGPT thread, so you can keep the conversation going as your requests evolve. For example, start with the listing description, then ask for the social media post ideas, then calendar for scheduling, etc. You can also refer back to your conversations in the future if you want to reference your prompts and outputs, so you may want to start a new chat for each project or property listing to keep yourself organized.
Generate a Series of Social Posts
With our listing description ready, you can enter a very simple prompt, such as: Can you take this property description and create several social media post ideas from it? Then, below this prompt, paste your property description.
With just that basic prompt, you’ll receive a series of different social media ideas for posts and captions, along with hashtags. You can also add into the prompt the tone you prefer, and mention the audience, which in this case would be home buyers.
Want to make your prompt even better? Also ask for photo suggestions to accompany each post idea. ChatGPT provides suggestions of the type of property photo you might want to use with the corresponding post, saving you time and making each post nearly effortless.
Curate Your Calendar of Posts
Now that you have a list of great social media post ideas, it’s time to create a calendar to schedule them, and ChatGPT can help you with that as well! Again, a simple prompt asking for a calendar to schedule the list of posts will get the job done. It will provide you with 2 or 3 weeks of posts, generally. You can refine that if you want a specific number of weeks.
Want to make your prompt even better? Ask it to include new ideas for additional posts. In our case, it provided suggestions such as posting: a natural landscape from the area, a video relaxing in the backyard, and a client testimonial.
Reminder: ChatGPT itself doesn’t have scheduling capabilities, but the content you’ve created can be fed into a social media management tool to schedule and post across various platforms.
